New fire safety legislation is coming into effect for rental properties in Northern Ireland. What does it mean for landlords?
The Smoke, Heat and Carbon Monoxide Alarms for Private Tenancies Regulations (Northern Ireland) 2024 is coming into effect to ensure all rental properties meet enhanced electrical safety standards. This means enhanced responsibilities for local landlords to ensure tenant safety. Our blog, is here to easily outline the new legislation and break down each of the requirements, explaining what they mean for landlords, your tenants and rental properties.
Landlord Responsibilities
As part of the new fire safety regulations, the following is now mandatory in each rental property:
Smoke Alarms
At least one smoke alarm to be installed in main living rooms and in every hall & landing on each floor.
Heat Alarm
One heat alarm to be installed in every kitchen space within the property.
CO Alarm
CO alarm in any room or circulation space containing a fixed combustion appliance or flue.
When Do These Fire Safety Regulations Come Into Effect?
Regulations come into effect as soon as 1st September 2024…
1st September 2024
Tenancies granted after 1st September 2024 must be fully compliant by the date the new tenancy is granted.
1st December 2024
Existing tenancies granted before 1st September 2024 must be fully compliant by 1st December 2024.
